Being an experienced home builder and state certified contractor insures an understanding of the customer's real estate and valuation problem from a cost standpoint and a construction methods and materials standpoint, not just a sales comparison standpoint. Most appraisers use simplified cost manuals to support the sales comparison approach and are not experienced home builders. What a cost manual tells you, and what the project checkbook tells you on the day you give the keys to the new owner can be two different things.
